Epic Development is featured in the September issue of Professional Builder magazine. The article, Close Quarters, discusses the challenges of tight setbacks and how builders have overcome zoning ordinances and building codes without compromising aesthetics, privacy and views. The article features our award winning home at 229 Corley Street. The lot is 27 feet wide and 92 feet deep, and with the current setbacks, the house could only be 13 feet wide. We applied for a variance requesting a reduction in the front setback from 30 feet to 15 feet and both side setbacks from 7 feet to 3 1/2 feet. With City of Atlanta approval, we were able to build a three story Modern style home that is 20 feet wide and 1,800 square feet with a one car garage.
The home features three bedrooms and three-and-a-half baths and won a Gold OBIE from the Greater Atlanta Home Builder’s Association for Best Building Design and was featured on the Old Fourth Ward Tour of Homes this past weekend.
